If you want to sell your property we will introduce you to a Real Estate Office of your choice and make a payment to your account (conditions apply). We are letting properties on a regular basis and have up to date market knowledge to ensure your property is priced correctly for the current rental market. We aim to maximise your annual return and minimise your expenses. We constantly upgrade our skills and are fully informed with changes in legislation. Having managed our own residential investment rental properties for 35 years we are able to make judgement calls on your behalf, we manage client’s properties as if they are our own. We ensure no property is vacant longer than necessary by being always available - our business phone is our home phone. Our proven computer Property Management System enables us to manage your investment professionally, we provide Landlords with concise monthly financial statements via email and or post. We provide an end of year comprehensive summary report with sub totals of all transactions from the start of the tax year. All rents received on behalf of landlords are deposited into “Abacus Realty Trust Account,” our accounts are independently audited three times a year. Rents are direct credited to your bank account twice a month. We check bank statements daily and act on unpaid rents immediately. When maintenance issues arise, Brian (registered electrician with 40 years plumbing and building experience) inspects and ascertains what is required, he often carries out repairs and maintenance immediately (charges apply) thereby lessening your expenses by not having to call in others. When necessary we engage appropriate trades people. On completion of their work and before payment is made Brian inspects the work. Each month we provide Landlords with copies of all invoices - tradesman, outgoings, etc.
