We do not give keys to prospective tenants and always accompany tenants to view inside your property. All Prospective Tenants complete an Application Form, are carefully interviewed before selection to ensure we find the best available tenant for your property.

Abacus Realty use the REINZ Residential Tenancy Agreement, collect one weeks rent plus three weeks bond – cash or cleared cheques before giving keys to tenants.

Management Fees:  7. 5 % plus GST on incoming rent, purchases, outgoings, repairs, maintenance and renovations arranged by Abacus Realty. For three or more properties, fees reduce to 7 % plus GST. 

We inspect properties free of charge one month after occupation. There after we inspect six monthly and provide written reports to Landlords -- current fee $30 plus gst.

We attend Tenancy Mediation and Tribunal hearings free of charge. Tribunal Fees and outgoings are charged at cost.


We erect signs and advertise your property on our web site free of charge, if we advertise your property in other mediums these charges are at cost.

NOTE: Abacus Realty do not charge landlords -- Letting fees, Ingoing or outgoing inspection fees, Rent review fees, Insurance claim fees, Financial year summary report fee or Postage & miner incidental costs.
